Despite conducting proper maintenance procedures and repairs, it is sometimes inevitable that a roof needs replacing. However, it is also crucial that you know whether or not your roof needs repairing or a total replacement. There are a lot of factors that can contribute in the deterioration of a roof. What’s important is that you are able to recognize these factors in order to make a sound decision if your roof needs replacing or not.

1. Roof Age

The age of your roof can be a deciding factor whether you need a new one or not. Even though some roofing materials can last up to 30 years, it will be wise to consider new roof installation when your roof is around 2o years old or older. It is important that you don’t wait for your roof to reach the end of its lifespan before actually planning on a roof replacement. After all, replacing your roof earlier can let you salvage some parts of the inner structure making it a lot cheaper than anticipated.

2. Damages

Even with constant maintenance repairs and upgrades, there are instances wherein your roof might be suffering from a damage that is already repetitive in nature or cannot be fully repaired anymore. In these cases, damages are so severe that it calls for a new roof installation. Furthermore, it is better to opt for a roof replacement rather than paying a fortune for annual repairs again and again.

3. Mold

One of the most alarming roof problems that you may encounter is molding. Oftentimes, this condition goes unnoticed for so long that it gradually worsens overtime. Nevertheless, molding is a sign that you should have your roof replaced. It usually means that moisture and water are able to penetrate your roofing system, making it vulnerable and problematic.
